B. Purpose. The Security Deposit shall be held by Landlord as security for the faithful performance by Tenant of all terms, covenants, and conditions of this Lease. Landlord may apply all or part of the Security Deposit to cover:

6. USE AND OCCUPANCY
A. The premises shall be used exclusively as a private residential dwelling for Tenant(s) named in this Agreement.
B. Tenant shall not use the premises for any unlawful purpose, nor permit any activity on the premises that constitutes a nuisance or unreasonably disturbs the peace and comfort of neighboring residents.
C. Tenant shall comply with all applicable federal, state, and local laws, ordinances, rules, and regulations regarding the use and occupancy of the premises.
D. No persons other than the Tenant(s) listed in this Agreement and their minor dependents shall occupy the premises without Landlord's prior written consent.
7. MAINTENANCE AND REPAIRS
A. Landlord's Obligations. Landlord shall maintain the premises in a habitable condition as required by _______________ law, including:
(i) Maintaining the structural components of the building;
(ii) Maintaining plumbing, heating, electrical, and ventilation systems in good working order;
(iii) Providing adequate weatherproofing;
(iv) Maintaining common areas in a clean and safe condition;

C. Repairs. Tenant shall promptly report any needed repairs to Landlord. Landlord shall make necessary repairs within a reasonable time after receiving written notice from Tenant. In the case of emergency repairs necessary for the health and safety of Tenant, Landlord shall respond as promptly as possible.
D. Tenant shall not make any alterations, additions, or improvements to the premises without Landlord's prior written consent. Any approved alterations shall become the property of Landlord upon termination of this Lease unless otherwise agreed in writing.
9. ENTRY BY LANDLORD
A. Landlord or Landlord's agents may enter the premises upon reasonable advance notice to Tenant for the following purposes:
(i) To inspect the premises;
(ii) To make necessary or agreed-upon repairs, decorations, alterations, or improvements;
(iii) To supply necessary or agreed-upon services;
(iv) To show the premises to prospective tenants, buyers, lenders, or contractors.
B. Except in cases of emergency, abandonment, or court order, Landlord shall provide Tenant with at least 24 hours' written notice before entering the premises. Entry shall occur at reasonable times during normal business hours unless otherwise agreed.
C. In the event of an emergency, Landlord may enter the premises without prior notice.
10. TERMINATION AND RENEWAL
A. Termination by Landlord. Landlord may terminate this Lease for cause, including but not limited to:
(i) Non-payment of rent (after providing 3-day notice as required by _______________ law);
(ii) Material violation of any term of this Lease (after providing 14-day notice to cure, where applicable);
(iii) Illegal activity on the premises;
(iv) Damage to the premises beyond normal wear and tear.
B. Termination by Tenant. Tenant may terminate this Lease:
(i) By providing written notice at least 30 days before the intended move-out date (for month-to-month tenancies);
(ii) At the end of the fixed Lease Term by providing notice as required by this Agreement;
